Your home is inspected Right when your house is AllChecked!

BE AN INFORMED SELLER!

A home inspection is a prudent first step in the process of selling your home. You, as the seller, must present the most salable property possible. A home inspection report will reveal the current condition of your house with specific evaluations of more than 400 items, and guide you toward enhancing the value and marketability of your property. Not only does the pre-sale inspection enable you to attend to problems before the house is put on the market, but it also removes any questions for you and homebuyers about the condition of your home. Buyers are positively influenced by a professionally produced home inspection report, which improves the speed, price, and likelihood of a sale.

An AllCheck Inspection may identify problems that could deter buyers, which could be repaired prior to their involvement using your choice of repairman. It also points out positive features to help you close the sale. When a buyer has your home inspected and identifies problems of which you are unaware, they have the advantage. Our presale inspection helps Pre-Listing Inspectionyou avoid costly last minute repairs, eliminates hassles that could delay closing, and gives you more control over the selling process. Some home sellers elect not to correct every defect reflected in the inspection report. Instead, they acknowledge the defects to buyers and explain that the asking price has been adjusted to reflect the estimated cost of repairs. Such candor tends to shorten negotiation time because buyers have fewer objections that could thwart a sale. In addition to facilitating the sale of a home, an inspection helps the homeowner comply with full-disclosure real estate laws that have been enacted. By focusing on the condition of your property, you are less likely to overlook a defect of material fact for which you later could be held liable. In recent years, homebuyers have been more inclined to file lawsuits against sellers involving allegations of misrepresentation, negligence, and fraud. Some judgments against sellers have been severe, even when the omission of facts was unintentional.

If a home is vacant for an extended period of time it should be winterized. Water in the supply lines and drain traps will expand if it freezes and can burst the pipes. The inspector will shut off the water to the house, empty the plumbing lines, drain the water heater, and fill all drain traps with antifreeze.

Winterization Label

The home you purchased may have been winterized. If so, we will come to turn the water on, check for leaks, and ensure all plumbing is operational.

We offer several types of environmental testing to ensure that your home is safe for your family. While each of these services are very important in certain situations, very few clients require all the testing services we offer.

  • Termite Inspection: Some times required by the lender and always a good idea.
  • Radon Testing: Indiana is listed by the EPA as one of the most "at risk" state for this gas known to cause serious and sometimes deadly illness.
  • Water Testing: We will collect a water sample and send it to a lab to have a complete analyses. We recommend that you know what's in your water and some lenders require a lab test on homes with a well.
  • Mold Testing: It is rare for us to recommend mold testing. If there is mold colony actively growing in a home, there is a moisture issue. The most important thing is to identify and resolve the moisture issue. However, if a family member is sensitive to a particular strain of fungi identification does become necessary.
  • Septic System Testing: If your home has a septic system instead of a municipal sewage system, we advise a dye test.
  • Lead Testing: Most homes built before 1978 contain lead based paint. Lead is known to cause health issues if it is ingested, especially in small children. If you notice paint chips around the exterior where the house was scraped and painted or you plan on refinishing the walls and woodwork in an older home you may want it tested.

We have decades of experience in real estate investing and renovation. We understand the needs of investors and offer customized services to meet them. Investor 4 Point

A Four Point Inspection is generally performed for or required by insurance companies prior to binding homeowners coverage on a home. We have slightly modified this inspection for our investor clients to include any structural issues that the inspector happens to observe while on the property. While this is not a complete structural inspection it is free, just order the 4 point inspection and let us know you are an investor.  The typical Four Points include:

  • Plumbing
  • Electrical
  • HVAC
  • Roof

Be an Informed Buyer!

Buying a new home may be the biggest investment you'll ever make, so it is important to be informed about your dream home before you buy! Although the process is very exciting, it quickly becomes overwhelming. Knowing what to expect both inside and out will help you make an informed decision about the home whether it is new or used. There may be areas of concern that are not visible to the untrained eye. While the home you have selected may appear to be just what you're looking for, how can you be sure there aren't potentially serious unknown defects which can make your investment in your future a costly one? Having your new home professionally inspected by AllCheck Inspections as early as possible in the For salebuying process can save you thousands of dollars on items which you may be able to have the seller or builder correct.

An AllCheck Inspection accomplishes two important things. First, it gives you a chance to establish the condition of the house, its structural soundness, and the condition of its mechanical systems. Second, it brings any problems to the seller's attention at a time when they can be resolved before closing the sale. Our complete home inspection includes a visual examination of the structure from top to bottom, including the foundation, basement/crawlspace, floors, walls, ceilings, windows, doors, garage, roof, attic, plumbing, electrical systems, heating and air conditioning systems, and appliances. Your AllCheck inspector will be happy to answer all your questions. Our company is dedicated to giving you the information you require to make an informed decision.
